This is a unique opportunity to join our new and growing business. As our Construction Contracts Manager, your role focuses on managing construction-related contracts, subcontracts, and vendor agreements, ensuring compliance and supporting our project managers and stakeholders throughout the project lifecycle. 

Your role will involve:
  • Contract Management
    • Draft, review, negotiate, and execute contracts and subcontracts for construction and procurement, ensuring contracts reflect project scopes, budget constraints, funding requirements, and company standards.
    • Create and implement standard contract templates, policies, and procedures tailored to the company’s growing operations.
    • Maintain and manage a centralized contract database for tracking deliverables, obligations, expiration dates, and audits.
  • Procurement & Vendor Coordination
    • Work closely with project managers and estimators to coordinate timely execution of subcontracts and material purchase orders.
    • Support vendor onboarding, qualification, and insurance/bond verification processes.
  • Change Order & Cost Tracking
    • Manage the full lifecycle of contract change orders, including review, approval routing, and cost impact tracking.
    • Maintain change order logs and coordinate with finance and project teams to ensure updates are reflected in budgets.
  • Compliance & Documentation
    • Ensure contracts align with California public funding requirements, including Prevailing Wage, Section 3, and Davis-Bacon as applicable.
    • Collaborate with development and compliance teams to support documentation needed for funding sources such as LIHTC, HCD, HOME, and CDBG.
    • Monitor and enforce lien release submissions and other closeout documentation.
  • Internal Collaboration
    • Partner with internal teams and stakeholders to streamline contractual workflows.
    • Support audits, cost certifications, and reporting by maintaining thorough contract records.
  • Other duties as assigned.

If the following describes you, we want to hear from you:
  • Strong written and verbal communication skills (in English), allowing for clear and succinct communication in a variety of settings (phone, in-person and email), and with people of various backgrounds and levels, both internally and externally.
  • Intermediate to advanced computer literacy, with a thorough understanding of Google Workspace and MS Office, and ability to understand financial spreadsheets.
  • Thorough understanding of construction law, lien rights, indemnity clauses, insurance requirements, construction terminology, and project delivery models, as well as public works compliance.
  • Proficient in contract management tools and construction software (e.g. Autodesk Construction Cloud, MS Project, or similar).
  • A strong partner focus, with dedication to meeting the expectations, needs and requirements of internal and external partners and collaborators, successfully gaining their trust and respect.
  • Willingness to roll up your sleeves and dig in, finding creative solutions to new and old challenges, strengthening processes and solving problems.
  • Ability to work successfully both independently and with others, building professional working relationships based on mutual trust and respect.
  • Strong planning and organizing skills, with the ability to work on multiple projects simultaneously and while adhering to deadlines.
  • Ability to exchange information, discuss and negotiate business arrangements, and advocate for the accomplishment of the proposed development.
  • A high level of attention to detail.
  • The ability to think strategically, to think several iterations ahead in order to anticipate needs and the team, you can adapt to changing situations and are resourceful and collected in the face of critical deadlines.

Minimum experience:
  • Bachelor’s degree in construction management, law, real estate, business, or a related field, or equivalent experience.
  • A minimum 5 of years’ experience managing construction contracts, preferably in general contracting, real estate development, or infrastructure.
  • Proven experience negotiating and managing various contract types (lump sum, GMP, cost-plus, design-build, AIA, etc.).
  • Active California notary public, or willingness and ability to obtain within the first 60 day.
  • Paralegal certification preferred.

The estimated salary range for this position is $85,000 to $110,000 per year, depending on experience. If the role and our team sounds interesting we'd love to hear from you!
