As the Superintendent for the Canvas Apartments in Fremont, CA, you will be the on-site leader, directly responsible for managing the daily operations of the construction site, including supervising trade contractors, enforcing the project schedule, and ensuring all work adheres to safety regulations and quality specifications. Their core purpose is to maintain a safe, efficient, and productive job site, translating the project manager's plan into physical construction. Your primary work location will be at the project site in Fremont, CA.
In this role, you will:
- Field Leadership & Project Execution:
- Oversee all on-site construction activities, serving as the primary boots on the ground and site leader to ensure strict adherence to plans, specs, and schedule.
- Direct and coordinate subcontractors, suppliers, field staff, and inspectors.
- Maintain daily job site safety, cleanliness, and productivity.
- Conduct daily foreman meetings and weekly subcontractor coordination meetings.
- Scheduling & Planning:
- Develop and manage short-term look-ahead schedules and update master project schedule with the Project Manager.
- Anticipate and resolve field-related issues to avoid delays or cost overruns.
- Coordinate site logistics, deliveries, equipment usage, and workforce planning.
- Quality Control & Compliance:
- Monitor construction work for quality, code compliance, and specification adherence. Coordinate and manage all required AHJ, municipal, and Third-Party Inspections
- Conduct regular inspections and implement QA/QC protocols throughout all phases of construction.
- Maintaining Accurate "As-Built" Documentation between the design team and subcontractors.
- Documentation & Reporting:
- Collaborate with Project Engineer and PM to manage RFI responses, submittals, and change orders.
- Review and verify subcontractor timesheets, field tickets, and work progress for billing purposes.
- Maintain daily logs, photo documentation, and field reports.
- Safety Management:
- Enforce OSHA and company safety standards; lead safety meetings and job hazard analysis.
- Ensure all personnel follow safety protocols and procedures, with regular inspections and documentation.
- Immediately report and document all incidents, injuries, or near-misses.

- Knowledge of building code, construction regulations and general contracting practices for your project state/location.
- Familiarity using software programs including Google Suite, MS Word and Excel, MS Project, and construction in management software (e.g., Procore, Autodesk Build).
- Strong planning and organizing skills, with the ability to manage multiple timelines and deadlines simultaneously on a busy jobsite.
- Strong communication and interpersonal skills, capable of fostering collaboration among diverse teams.
- Strong knowledge of construction means and methods, materials, and regulatory requirements.
- Commitment to safety, quality, and efficiency in construction practices.
- A strong customer focus, with dedication to meeting the expectations, needs and requirements of internal and external customers, successfully gaining their trust and respect.
- Willingness to roll up your sleeves and dig in, finding creative solutions to new and old challenges.
- Ability to work successfully both independently and with others, building professional working relationships based on mutual trust and respect.
- OSHA 10 (required); OSHA 30 and First Aid/CPR.
- Ability to walk and stand for extended periods (8-10+ hours) per day across uneven terrain.
- Ability to stoop, kneel or crouch to inspect work, and the ability to climb ladders, scaffolding and stairs to navigate multi-story buildings under construction.
- Ability to frequently lift and carry up to 50 pounds (e.g. tools, materials or equipment).
- Ability to work in an environment that includes extreme weather, high noise levels, and hazardous materials common to a construction worksite.
- Ability to travel as needed to the project site and the in Newport Beach, CA.
- Ability to pass a basic background check.
Minimum experience:
- Minimum 7 years of experience in construction, with at least 3 years in a Superintendent or Assistant superintendent capacity.
- Proven track record in construction project management, with experience in multifamily housing projects (50-300 units).
- Valid driver’s license, transportation, and proof of insurance.
- Familiarity with affordable housing development, including LIHTC-financed projects preferred, but not required.
In accordance with our corporate insurance policy, all employees who drive on behalf of the company are subject to a certified annual DMV report and must maintain active personal automobile insurance.
The estimated salary range for this position is $165,000 to $185,000 per year, depending on experience. Note that all offers of employment are contingent upon successful completion of references and a basic background check.
